Schaaf Family Trust Highlights

The Schaaf Family Trust auction consists of 16.87 acres of vacant land ready for development just three minutes from the new $880 million Meta (Facebook) server facility in the River Ridge Commerce Center. River Ridge is a 6,000-acre former ammunition factory just outside of Louisville, KY.

The property is divided into Parcel B 1.60 acres, Parcel D 3.58 acres, and parcel G 11.69 acres. In the pending revised Town of Utica Master Plan, Parcels B & G are each designated as “medium” residential potential with up to four (4) single-family residences per acre. Parcel D, is identified as a Town Center Overlay District, a very flexible use description.

The noted Master Plan calls for the entire area to become a mix of modern community residential, mercantile, entertainment, and green spaces with immediate access to the River Ridge Commerce Center via sidewalks and automotive underpass of I-265.

Directions

From the Exit 11 of Indiana 165 (pending Interstate 165), Southward on Old Salem Rd (0.2 mile), turn left to remain on Old Salem Rd. Drive 9/10 mile to town of Utica. Left at N. 4th St, one block to Utica-Charlestown Rd (aka Market St) turn left, Parcel D sits to left at intersection of Sixth Street & Utica-Charlestown Rd (look to the 11:00 position). By driving up the hill to the crest, Parcel G lays to the right, and Parcel B backs a private lane to the left.
